Most people call asking for the wrong service, and that is not their fault. From the surface, a driveway that needs sealing and one that needs tearing out can look similar. This table is the short version of what we look for.

Concrete lasts longer and costs more up front. Asphalt is cheaper, faster, easier to repair, and handles the ground movement that comes with freeze-thaw better because it flexes rather than fracturing. For most driveways and parking lots around here, asphalt is the sensible choice, and the maintenance cycle is what makes the difference between the low and high end of that lifespan.
Season and scheduling
Hot-mix asphalt has to be placed warm and compacted before it cools, so new paving and overlays run late spring through early autumn. In cold ground the mix will not knit properly and the job will not last, so we will book you into the season rather than take the work and hope.
Crack filling, patching, sealcoating and striping have a wider window. Autumn is the best time for them, because the whole point is to have the surface sealed before the first hard freeze rather than repairing after it.
